We have gathered answers to the most common questions to ensure your stay is as smooth and enjoyable as possible. Whether you're curious about check-in times, parking, dining options, or any other aspect of your visit, you'll find the information you need here.

  • Check-in time is at 15:00, and check-out time is at 11:00. If you wish to have a late check-out until 14:00, a fee of $50.00 USD will apply.

  • Yes, late check-out is available upon request and subject to availability. We offer a late check-out option until 14:00 for an additional fee of $50.00 USD. Please contact the front desk to inquire about late check-out availability.

  • Yes, we offer early check-in based on availability. If you wish to check in before 2:00 p.m., you can request early check-in for an additional charge of $50.00 USD. Please contact frontdesk@kantulum.com to inquire about early check-in availability.

  • We offer free cancellations if made 15 days before the check-in date.

    Cancellations made between 8 to 14 days before the arrival date will be charged 50% of the stay.

    Cancellations made between 0 to 7 days before the arrival date will incur a charge of 100% of the total stay.

    Please send all cancellation requests by email to frontdesk@kantulum.com. Requests made by phone or WhatsApp will not be accepted, and the cancellation fee is non-refundable.

  • Yes, KAN Tulum offers free parking for guests.

  • We do not have direct access to the beach. However, we are located only 7 minutes away by car/bike and we have partnerships with some beach clubs that you can visit. Please ask front desk to help you book your day pass.

  • In case of a no-show on your arrival date, the total amount of the reservation will be charged. If you depart early, you will be charged the full amount of your stay, and no refunds will be provided. Late check-out after 11:00 will incur an additional charge of $50 USD. Smoking in non-designated areas will result in a $100 USD penalty. Lost or broken room keys will incur a $20 penalty.

  • Yes, KAN Tulum provides private luxury transportation to and from Cancun Airport and other locations in the Riviera Maya. To request this service, please email us at least 48 hours before your trip with all flight information to frontdesk@kantulum.com.

  • We offer spa services, private tours in Tulum and around the Riviera Maya, diving tours, boat rentals, etc. Our guest experience expert and front desk team will be happy to help you book any services you need.

    Bicycles and scooter rentals are available based on availability; please check with our concierge team.

    Our restaurant/bar service is open from 8:30 to 22:00 every day.

  • Yes, kids are allowed at KAN. However, please let us know directly so that we can accommodate your family as best as possible.

  • Yes, KAN is pet friendly. We charge a cleaning fee of 50 usd per day and have a pet policy. Only small and medium dogs are allowed at KAN. Please ask front desk for more details.

  • Yes, we offer free Wi-Fi to all of our guests.

  • No, we do not have a gym available on site.

  • KAN is a non-smoking hotel environment. Smoking is not permitted in any rooms or around the hotel.

  • All of our one-bedroom treehouses can accommodate a maximum of 2 people.

    We have 6 double-bedroom treehouses that can accommodate a maximum of four people.

    Unfortunately, there are no extra beds or any possibility of accommodating additional people.

  • No, we are not an all-inclusive hotel. All additional services are charged separately.

  • Yes, Ixchel Cenote Kitchen, our restaurant-bar, is open to the public and you can use our amenities on your visit (spa and cenote).

    We encourage you to make a reservation as space is limited.

  • KAN Tulum is located in La Veleta, a popular yet quiet neighborhood in Tulum.

    We are about 5 minutes walking distance from the town and only 7 min away from the beach/hotel zone by car.

  • All of our rooms have fixed King size beds, so we are not able to provide double beds.

  • KAN Tulum offers 42 rooms, offering a variety of five different room categories.
